What is a home inspection?
A home or property inspection is an objective visual examination of the systems and components of a building, from foundation to the roof, with the purpose of reporting any discovered defects. If you are thinking of buying a single family home, condominium, or townhouse you should have it thoroughly inspected before the final purchase by an experienced and impartial professional inspector. An inspection is similar to a physical exam from a doctor. When problems or symptoms of problems are found, we may recommend repairs or we may refer you to a specialist for further evaluation and remedies.

Why do I need a home inspection?
The buyer, seller and real estate broker all benefit from an inspection. The buyer will understand better what is being purchased, gaining insight into his or her new home. The seller and real estate agent will obtain information that will help avoid delay in the real estate transaction by discovering problems before the transaction is complete. This avoidance increases the likelihood of a smooth and complete real estate transaction.
What does a home inspection include?
An inspection should include the building's electrical and plumbing systems, heating and cooling systems, foundation, exteriors and interiors, windows and doors, garage, attic and roofing system.
How long will the home inspection take?
The average on-site inspection time for a single family home of 2,000 square feet is 2 to 2 1/2 anything significantly less may not be enough time to perform a thorough inspection. Additionally, we do not print our inspection reports on site, so all of the on-site time is spent actually inspecting the property and answering any of your valuable questions.

How long after the inspection is performed will I receive my report?
We will e-mail and/or supply a hard copy of the report to you the next business day.

Will I be able to ask questions during the home inspection?
We consider the home inspection not only a time to evaluate the conditions in the home but also a valuable educational opportunity for the home buyer. We encourage you to attend the inspection; we actually prefer it and ask us any questions you have so that you may see your prospective home through the eyes of 10 years of home inspecting experience.

Do you participate in continuing education programs?
In order to keep our expertise and certifications up to date, we participate annually in continuing education programs as a Home Inspector.

Can a home inspection fail?
No. There is no such thing as a perfect house, even with newer homes. All homes have areas of concern but everything can be repaired. It’s our job to point them out to you so you can make an informed decision.

What if the inspection uncovers problems?
Our report will tell you the condition of the house, including needed repairs and expenses. No house is going to be perfect. It is up to you to decide how any problems the inspection uncovers might affect your decision to purchase. If major problems are discovered, you may want to try negotiating with the seller to have them repaired before closing the deal. Or perhaps the seller will lower the price, or offer more favorable contract terms. In the end, the decision rests with you, but knowing about potential problems, before you buy, gives you the power to negotiate and make the best decisions.
